MISSION: Maximize the RevPar of hotel/s under their responsibility, managing their pricing strategy on a day-today basis. Under the supervision of the area leader, develop and implement the different actions that guarantee an optimum performance.
PRICING STRATEGY:
Design the RM strategy for the hotel under their responsibility to maximise RevPAR and EBITDA.
Design and apply the pricing strategy for each segment and monitor results every day.
Daily management of Duetto RMS, creating the pricing rules required to implement the hotel strategy and auditing the accuracy of the data displayed in the tool.
Ensure appropriate inventory management in hotels and that the inventory available for sale reflects the real situation in th e hotel, using an overbooking strategy whenever appropriate.
Analyse the daily, weekly and monthly pick-up reports, business source, room type, point of sale, etc., to ensure constant optimisation of the pricing strategy.
Set up and monitor daily overbooking decisions.
Coordinate loading for participation in promotions and campaigns.
Monitor events in the destination that may influence demand, creating an "Events Calendar” together with the Sales team.
Verify that the daily rate is correctly positioned compared to competitors and monitor the daily pick -up compared to hotel objectives.
Review and analyse the pricing strategy of the hotels in the compset and other relevant pricing factors according to the different conditions (meal plan, number of people, type of rate, etc.)
Design a pricing strategy and supplements by room type that maximises revenues in superior and attribute rooms. Monitor the performance of room types, designing action plans for room types with a performance below what is expected.
Lead the upselling strategy regarding available inventory and pricing in the hotel.
Supervise and validate the group and event pricing process, ensuring that operations teams follow pricing instructions.
Lead the Business Reviews meetings in the hotel.
Open, manage and monitor requests in the Jira tool and all tickets related to RM
FORECASTING AND BUDGET:
Create weekly forecasts for hotels under their responsibility, targeting short, mid and long term
Once agreed with the GM and rest of departments, enter the weekly forecast within the time limits defined and on the internal platforms defined by MHI (DUETTO, IBR, etc.).
Create annual budgets for hotels and all the required periodic reviews or ad-hoc reforecasts.
Introduce the annual budget in the system, guaranteeing the accuracy of the data and within the established time limits.
Generate, when needed, "What if" scenarios and group displacement analysis.
Create minutes and action plans for each forecast, ensuring the viability of actions to face the challenges detected in the forecast.
MARKET PENETRATION:
Monitor hotel market penetration on a daily basis together with other relevant ratios.
Closely monitor the pricing behaviour of hotels in the compset using the available rate shopping tools to identify practical opportunities.
COMMUNICATION AND VERIFICATION OF MHI STANDARDS:
Maintains frequent and fluid communication with Sales and Ecommerce counterparts to ensure the strategy agreed upon between departments is applied and efforts are focused in the right direction.
Maintain the Revenue Management reporting system, distributing all the required reports to all departments and Hotels within the established time limits.
Monitor that the operations departments that introduce and manage data in the PMS do so according to MHI standards (Sales, Front Office, Reservations, etc.).
Lead the Business Review meetings in the destination and operations meetings in the centre regarding the performance of hotels under their responsibility
REPORTING AND DATA ACCURACY:
Ensures the accuracy of data in the reports.
Supervise the correct introduction of reservations and group reservation blocks in the system by reservation teams.
Responsible for the work related to the creation and updating of regular and ad hoc reports for possible meetings and analyse s.
Ensure the accuracy of data entered in the PMS and internal tools (DUETTO, Melodía, etc.) as well a s in MHI reports.
Generate alerts to warn of possible data integrity problems and report them immediately.
DIRECT CHANNEL AND PROFITABILITY:
Use the available tools to reduce sales through OTAs and other channels that charge a commission (LX, Melia Rewards discounts and programmes)
Ensure the prioritisation of direct channels especially in periods of high demand through appropriate reporting and monitoring.
Compile different strategies with the goal of disintermediating sales and reducing reservations from OTAs and other intermediaries.
AD HOC PROJECTS:
Support the RM Director when specific reports are required RESERVATIONS
Ensure that the reservations team members are clearly focused on sales and maximise revenue on every call.
Ensure that the sale of superior rooms is promoted by the reservations department.
Guarantee 100% use of the IBlue tool and the consoles defined by MHI. OTHERS
Embrace new technology and protocols defined by MHI (DUETTO, Melodia, etc.).
Be an ambassador for the company's reporting model, supporting the standardisation and updating of BI and reporting tools.
Follow instructions and standards provided by the RM responsible for the area, ensure we explore all the synergies and o pportunities provided by MHI structure
